How to Choose a Roofing Contractor in Miami Without Getting Ripped Off

A roof replacement is one of the biggest purchases you'll make as a homeowner — often $20,000 to $40,000 or more. And yet most people spend less time vetting their roofer than they do picking out a TV. The roofing industry in South Florida, unfortunately, has more than its share of bad actors. Here's how to protect yourself.

Step 1: Verify the License — Actually Do It

Every roofing contractor working in Florida must hold a state license. Look for a Certified Roofing Contractor (CCC) license or a licensed General Contractor with roofing endorsement. Go to myfloridalicense.com and search the contractor's name or license number. Make sure it's active, not expired or under disciplinary action. If a contractor can't give you a license number or gets evasive, stop there.

Step 2: Confirm Insurance

Ask for a certificate of insurance showing general liability coverage and workers' compensation. Have them list you as an additional insured on the policy. This protects you if a worker is injured on your property or if the work causes damage to your home. A contractor who is not properly insured is a financial risk you should not take.

Step 3: Get Three Written, Itemized Estimates

Not ballpark numbers — detailed written proposals that specify the roofing material (brand and product), underlayment system, permit responsibility, decking replacement rates, payment schedule, warranty terms, and estimated timeline. When you have three estimates in hand, you can compare apples to apples. If one is significantly lower than the others, find out why — it usually means something is being left out.

Step 4: Read the Contract Before Signing

Make sure the contract includes: the contractor's full name, address, and license number; a detailed scope of work; the specific materials being installed; who is responsible for pulling the permit (it should be the contractor); the payment schedule (never more than 30% upfront); warranty terms; and what happens if unexpected damage is found like bad decking.

If something is promised verbally but isn't in the contract, it doesn't exist. Get everything in writing.

Red Flags to Watch For

Be cautious if a contractor: shows up unsolicited after a storm; asks for more than 30% upfront; can't provide a license number; pressures you to sign immediately; offers a price that seems drastically lower than everyone else; suggests skipping the permit; or asks you to sign over your insurance rights (AOB — Assignment of Benefits).

Any of these alone should give you pause. Multiple red flags? Walk away.

Step 5: Check Reviews and Ask for References

Google reviews from local South Florida customers tell you a lot. Look at how the company responds to negative reviews — that tells you as much as the reviews themselves. Ask the contractor for references from recent jobs in your area and actually follow up. Ask the reference: Was the job completed on time? Were there surprises? Did they clean up? Would you hire them again?
